Park your car and walk up just one flight of stairs—skip the long elevator waits entirely! (Elevator access is also always available). • 100% Open Balcony: While some resort balconies currently have restricted access due to exterior work, our private balcony is fully open and ready for your enjoyment. • Wall-to-Wall Views: Take in the emerald coast through our signature floor-to-ceiling glass sliders in both the living room and the King master suite. • Resort Amenities: Grab a bite poolside at The Hangout, or visit the brand-new, world-class Fitness Center located on the first floor of Tower 3. 🚧 LBR BEAUTIFICATION PROJECT & SPECIAL RATES (WINTER/EARLY SPRING 2026) Long Beach Resort is currently undergoing an exterior painting and maintenance project. We monitor this progress daily to ensure guest safety, but please note the following before booking: • Significantly Discounted Pricing: Our nightly rates have been heavily reduced to reflect this ongoing project. By booking, you acknowledge you are receiving a "beautification discount." • What to Expect: You may see work crews, lifts, or scaffolding on-site during business hours. The HOA may occasionally divert foot traffic or block sidewalks for safety. • Pool Access: This is a multi-tower resort. While maintenance rotates, at least one (and usually more) of the three resort pools will remain open and heated (seasonally) for your enjoyment. • Note: As these are community-managed areas, we cannot offer further discounts or refunds for aesthetic variations, construction noise, or temporary amenity adjustments. OUR HOME, YOUR BEACH GETAWAY: HOUSE GUIDELINES As real estate and hospitality professionals, Roger and Stephanie take pride in providing a 5-star standard. To ensure a seamless stay, we require guests to adhere to the following: • Occupancy & Conduct: Only guests listed on the reservation may stay at the property, and the booking guest must be present. No parties, events, smoking, or pets are permitted anywhere on the premises. • Smart Home Security: For property integrity, all smart locks, keypads, and HVAC limits are monitored. Any attempt to tamper with, disable, or modify these devices will result in an immediate $500 violation fee and potential cancellation without a refund. • Property Care: Our condo is professionally curated. Please do not rearrange furniture or disconnect electronics. We provide dedicated beach towels; please do not use our white bath linens for beach use or makeup removal. • Report Mishaps: Accidents happen! If a spill or breakage occurs, notify us immediately so we can address it before it affects the next guest and prevent "surprise" charges after your departure. • Resort Compliance: Guests must follow all HOA rules, including noise ordinances and pool hours. Failure to comply may result in removal by Resort Security. • Checkout Finality: Please check out on time and text Stephanie your departure time. Once you have exited, return entry is strictly prohibited for the safety of our cleaning team. • Passes & Wristbands: All resort-issued parking passes and pool wristbands must be left on the breakfast bar upon departure.
