The Spooky Owl is our personal mountain retreat, and we’ve poured our hearts into it. To ensure a comfortable experience for everyone, please review these guidelines within 48 hours of booking. MOUNTAIN INFRASTRUCTURE & "MOTHER NATURE" • UTILITY RELIABILITY: This is the heart of the forest! While we provide high-quality services, please understand that water, cable, internet, and electricity can be tricky in the mountains. Service interruptions due to weather, fallen trees, or mountain terrain are out of our control. • MOTHER NATURE WINS: We do not offer refunds for utility outages or "mountain life" occurrences (wildlife, weather, or gravel road conditions). By booking, you are choosing a rugged mountain experience—embrace the quiet if the Wi-Fi takes a break! 💧 A Note on Our Cabin Water We want your stay to be as comfortable as possible. You may notice that the water here has a slight golden or earthy tint. Don’t worry—this is perfectly normal for our area! Because we are tucked away in nature, our water comes from a local well. The discoloration is simply caused by natural minerals (like iron) found in the soil around the cabin. While it might look a little different than "city water," our local cleaning team confirms that almost every cabin in this neck of the woods shares this rustic feature. • Pro Tip: If you’ve been out for the day, running the cold water for a minute or two usually helps clear things up! SECURITY & PROPERTY ACCESS POLICIES * Smart Home Security: All smart locks, keypads, and entry sensors are monitored. Any attempt to tamper with, disable, or modify these devices (including HVAC/Thermostat limits and electrical breakers) will result in an immediate $500 security violation fee and potential cancellation without a refund. * Checkout Finality: Once your scheduled checkout time has passed and you have exited the property, return entry to the cabin is strictly prohibited. This ensures the safety of our cleaning teams and the privacy of arriving guests. Unauthorized return will be treated as trespassing and reported to local authorities. ⚠️ STRICT HOT TUB & FIRE PIT RULES * ELECTRICAL INTEGRITY: The hot tub must remain powered on at all times to prevent system failure and freezing. GUESTS ARE FORBIDDEN FROM TURNING OFF THE HOT TUB AT THE BREAKER. Any guest who cuts power to the hot tub will be charged a $500 interference fee plus the cost of all mechanical repairs/emergency tech visits. * HOT TUB ETIQUETTE: Shower before entry. The cover must be replaced and immediately after every use to maintain heat and keep wildlife out. Adding soaps, oils, or "bubble bath" is prohibited and results in a $250 drainage fee. * FIRE PIT SAFETY: Fires must never be left unattended and must be fully extinguished before going inside. We do not provide firewood; please pick up seasoned bundles at Ingles in Blue Ridge or local gas stations. * WILDLIFE & TRASH: Never leave food or trash outside or in the fire pit. All trash must be secured in the "Bear-Proof" bins. Failure to secure trash resulting in wildlife scattering debris will result in an additional cleanup fee. MOUNTAIN INFRASTRUCTURE (SEPTIC & HVAC) * SEPTIC SYSTEM: Only toilet paper may be flushed. Do not flush "flushable" wipes, feminine products, or paper towels. If the system clogs due to prohibited items, guests are responsible for the plumber’s service call. * HVAC SETTINGS: To prevent system freeze-outs or motor damage, please do not set the AC below 70°F or the Heat above 72°F. PROPERTY CARE & MAINTENANCE * MAINTAIN THE SPACE: Do not move furniture, rearrange artwork, or disconnect electronics/cables. * LINEN CARE: Please treat our high-quality linens with care. Do not use bath towels for makeup removal, hiking cleanup, or outdoor use. * REPORT MISHAPS: If an accident occurs, please notify Stephanie or Roger immediately so we can address it before it affects the next guest. GENERAL HOUSE RULES * REGISTERED GUESTS ONLY: Only guests listed on the reservation are permitted on-site. No parties or events. * NO PETS / NO SMOKING: This is a pet-free and 100% smoke-free home (including vaping/cannabis). A $500 deep-cleaning fee will be charged if evidence of smoking is found. * ROADS & DRIVEWAY: Our gravel driveway is steep. While 4WD is not always required, low-profile vehicles are not advised. We are not responsible for towing/travel issues. Regarding Consumables: Occasionally, previous guests leave behind unopened condiments. Please use your own discretion and check for allergens before consuming. We are unable to take responsibility for these items. Our Commitment to You: This is our family home. If the cabin requires an abnormal amount of cleaning due to its condition upon check-out, an additional cleaning fee will be charged. This was our second time staying at Roger’s cabin for our anniversary! I rarely ever stay at an Airbnb twice, but we are in love with this little cabin!! In a great area, in between Blue Ridge and Elijay so there’s plenty to do. Roger is always very responsive which I appreciate so much in an Airbnb host. Such a cute vibe and comfy couch and bed, absolutely no complaints! The only thing I would be wary about is the driveway can look a little intimidating especially if you’re in a small car.. but we never had any problems getting in or out of it. Just be cautious especially if you’re not used to mountain areas. But overall a 10/10 like always! We had a great time and would definitely return in the future.

We loved this cabin! It was so comfy with plenty of room for 3 or 4 adults. The bed was one of the most comfortable beds we have ever found in an Airbnb! The couch was super comfortable with cup holders and little tables for appetizers while we sat on the couch. We used the hot tub which was very roomy and relaxing. You definitely have your privacy with the cabin being nestled amongst the trees in the forest. It was very quiet. The road driving up to the cabin is REALLY windy, but still doable with a large Ram 250 like ours. I would suggest arriving before dark for your first night. The town of Blue Ridge is only about 7 to 10 minutes away and super cute with loads of great restaurants. We ate at Chesters and loved it! Thank you, Roger and Stephanie, for letting us stay in your cabin.

Spooky Owl is just as represented. Quiet and secluded with easy access to both Blue Ridge and Ellijay for shopping and dining. Miles of trails to hike and a wonderful hot tub to relax in after a day of exploring! Would highly recommend.
